Specialist Dental Fit Out in a New-Build Health Care Centre

The objective 

Dr. Aisha entrusted our expert healthcare team with the fit-out of a state-of-the-art dental squat practice in a newly built shell space- all while we ensured the neighbouring healthcare centre remained fully operational.

With a vision to establish a high-end dental practice, our client sought to create a modern, fully equipped facility designed to support advanced dental procedures while delivering an exceptional patient experience.

 

The challenge  

With a fully operational healthcare centre located in the neighbouring unit, careful planning and strategic communication were essential. Kelham Concept worked closely with the client, contractor, and surrounding businesses to minimise disruption while maintaining the highest health and safety standards on-site.

Throughout the construction phase, multiple design changes required a highly flexible approach to keep the project on track. Our team worked proactively to minimise delays, swiftly adapting to new requirements while maintaining clear and open communication between the project team. This ensured alignment at every stage, reducing potential confusion and keeping the project running smoothly.

The solution 

Kelham Concept transformed the layout plan provided by the client into a comprehensive schedule of works, enabling a competitive tender process to ensure the best value for money. We managed the JCT building contract, overseeing payment terms while providing ongoing guidance on costs, variations, quality, and functionality.

Once works had commenced on site, the client requested significant layout changes. Collaborating closely with the contractor, we developed a practical layout redesign. We meticulously assessed the impact of the new design on the M&E design, radiation protection, Building Control compliance, and overall project costs- ensuring a seamless transition with minimal disruption.

 

 

The outcome 

Under strict time constraints, we successfully delivered the project within the clients’ timescales and within budget. The project achieved full compliance with building regulations and the Care Quality Commission (CQC).

Every Smile Dental Clinic employs 5 members of staff, with expertise in sedation, cosmetic, implant and general dentistry.
